Are there other payments?

Yes, the documentation required for property payment details includes a Survey and Deed at 5% of the property value, along with an additional N2 million for the development fee or N3500 per square meter. This is important information to consider when addressing common house purchasing questions and understanding real estate agreements.

Will there be service charge?

This fee will be utilized to maintain the infrastructure and security of the community. The property payment details will be determined annually by the estates management company and will be assessed to all property owners as part of the real estate agreements.

What document(s) do I get after payment

- A sales and purchase agreement issued after a 30% down payment for a unit to Temo-J. This agreement is essential for addressing common house purchasing questions. 

- A homeowner’s agreement, which is issued upon full payment of the purchase price, serving as the official contract of sale. 

- Survey costs at N200,000 per plot for individual surveys. 


It is the purchaser's responsibility to handle the property payment details and perfect the title of his property. Additionally, buyers must comply with the estate regulations provided by Temo-J, which are crucial for understanding all real estate agreements.

Can I resell my plot/house?

Yes, a subscriber who has paid all fees can resell, but they must seek and obtain approval from Temo-J Dev. This process is important, especially when addressing house purchasing questions or clarifying property payment details related to real estate agreements.

What happens if I’m no longer interested or can’t continue payments, can I

Yes. Any subscriber who does not adhere to the payment timeline outlined in the property payment details may find that Temo-J has the right to TERMINATE THE CONTRACT and issue a refund. Temo-J will withhold a 30% administrative fee for vacant plots. For subscribers with real estate agreements on properties already under construction, they will need to wait until the building is completed and sold to receive 70% of their total payment.

Will there be an agreement fee?

Yes, the agreement fee, which is a key detail in real estate agreements, is the deed of assignment fee of N350,000 per plot. If you have any house purchasing questions or need more property payment details, feel free to ask.

Will there be commercial plot?

Additionally, all completed buildings must be repainted every 3-5 years to maintain their quality. Pricing

All floor plans include important property payment details: a payment plan of up to 5 years (60 months) for buildings, a N2 million development fee, a 5% documentation fee, and a 5% initial deposit. Delivery

On or before the 4th quarter of 3 years, without any force majeure or pandemic lockdowns, it is essential to clarify property payment details. The survey fee is N200,000, while the architectural plan ranges from N400,000 to N1,000,000 for a full design. Additionally, an architectural review costs N50,000.
