Buying and Costs

Are there other payments apart from the plot or house price?

Yes. Depending on the product and estate, additional costs may include:

  • Documentation Fee (Survey and Deed): 5% of the property value / purchase price
  • Development Fee: 10% of the property value / purchase price (as applicable to the estate/product)

For a full breakdown, please refer to your invoice or contact us for a detailed schedule of fees.

Will there be service charge?

Yes. There will be a Homeowners Association (HOA) / Estate Service Charge to maintain estate infrastructure, security, and common areas.


This fee is assessed annually and determined by the Estate Management Company, and it applies to all property owners.


Documentation and Ownership

What document(s) do I get after payment

Documents issued for your purchase include: 

  • Sales and Purchase Agreement (SPA): issued after 30% down payment is received by Temo-J.
  • Homeowner’s Agreement: issued upon full payment of the purchase price and serves as the official contract of sale.
  • Individual Survey (where applicable): N500,000 per plot.


Important: It is the purchaser’s responsibility to perfect the title of their property. Buyers must also comply

with all estate rules and regulations provided by Temo-J.

Will there be an agreement fee?

Yes. The agreement fee is the Deed of Assignment fee of N350,000 per plot.


Resale and Transfer

Can I resell my plot or house?

Yes. Depending on the product and estate, additional costs may include:

  • Documentation Fee (Survey and Deed): 5% of the property value / purchase price
  • Development Fee: 10% of the property value / purchase price (as applicable to the estate/product)

Payment Defaults and Refunds

What happens if I’m no longer interested or I can’t continue payments?

If a subscriber does not follow the payment timeline, Temo-J reserves the right to terminate the contract

and process a refund as follows:

  • Vacant Plots: refund will be issued minus a 30% administrative fee.
  • Properties Under Construction: the subscriber will receive 70% of total payments, but only after the building is completed and sold.

Full terms apply as stated in your contract documentation.


Availability

Are commercial plots available?

Yes. Commercial plots are available, but in limited quantities and subject to availability within the estate

layout.


Plot Sizes and Estate Rules

What plot sizes are available?

Plot sizes vary by estate. Please refer to the specific estate site plan for available plot sizes and layout.

What are the development rules within the estate?

  • All construction and development must be completed within 5 years.
  • Underdeveloped plots must be maintained regularly; grass must not exceed 10 inches.
  • Completed buildings must be repainted every 3-5 years to maintain the estate’s standard.


Pricing and Payment Plans

Do you offer payment plans?

Yes. Payment plans may be available for up to 15 years (180 months) for buildings (where applicable). Pricing may also include:

  • Development fee: 10% of the property value (where applicable)
  • 5% documentation fee
  • 5% initial deposit

Some offers may also be structured for shorter timelines (for example, up to 24 months) depending on the

product and promo period.


Delivery and Design Costs

When will delivery be completed?

Delivery is expected on or before the 4th quarter of 3 years, subject to force majeure events (for example,

major disruptions such as pandemic lockdowns).

Are there extra costs for building design?

Yes, where applicable:

  • Survey fee: N500,000 per plot
  • Architectural plan: N1,500,000 - N2,000,000 (full design)
  • Architectural review: N200,000
