General Questions

Are there other payments?

Yes. Documentation which includes Survey and Deed at 5% of the property value and additional N2 million for development fee OR N3500 per square meter.

Will there be service charge?

 There will be a homeowner association fee that will be used to maintain the infrastructure and security. This will be determined yearly by the estates management company and will be assessed to all property owners. 

What document(s) do I get after payment

Documents shall consist of:

  • Sales and purchase agreement issued after 30% down payment for a unit to Temo-J.
  • Home owner’s agreement issued upon full payment of purchase price. (contract of sale)
  • Survey N200,000 per plot (individual survey)
  • The purchaser is responsible for perfecting the title of his property and shall be required to comply with the estate regulations which will be provided by Temo-J.

Can I resell my plot/house?

 Yes. A subscriber who has paid all fees can resell. However, approval must be sought and granted by Temo- J Dev.

What happens if I’m no longer interested or can’t continue payments, can I

Yes. Any subscriber who does not adhere to the payment timeline, Temo-J has the right to TERMINATE THE CONTRACT and issue a refund. Temo-J will withhold a 30% administrative fee for vacant plot. For properties already under construction, the subscriber will have to wait until the building is completed and sold for 70% of their total payment. 

Will there be an agreement fee?

Yes, the agreement fee is the deed of assignment fee N350,000 per plot

Will there be commercial plot?

Yes – but are Limited

  • All Construction or development must be completed within 5 years. However, maintenance of underdeveloped plots must be done frequently with grass not to exceed 12inches.
  • All completed buildings must be repainted every 3-5 years.

Delivery

  •   On or before 4th quarter of 3 years without force majeure/pandemic lockdowns
  • Survey fee N200,000
  • Architectural plan: N400,000 to N1,000,000 (full)
  • Architectural review: N50,000.
